Owner risks

Custom homes go over budget in three predictable places.

Allowance creep

Placeholder allowances look affordable until the real selections arrive. We price allowances from your actual finishes before you sign.

Design drift

Changes after permit cost the most. The design is frozen before submission, and every later change is priced and signed before it is built.

Hidden site costs

Rock, groundwater, tree permits, conservation authority review, septic and wells. We investigate the lot at feasibility, so these are in the first number, not the last invoice.

How your capital is protected

How your capital is protected.

An estate home is a seven-figure commitment. These safeguards are written into the contract, not promised in a meeting.

01

Tarion enrolment before construction starts, with the statutory one-, two- and seven-year warranties.

02

Payments tied to completed milestones, never to the calendar.

03

The 10% statutory holdback required under Ontario's Construction Act, tracked on every invoice.

04

Sub-trade payment tracking at each draw, so no lien reaches your title.

Monthly cost-to-complete reporting against the signed budget.

06

Course-of-construction insurance for the home's full value, in place before we start work, backed by $5 million in commercial general liability coverage.

FAQ

Questions owners ask.

Is a custom home built on my own land covered by Tarion?

Yes. Ontario requires builders to enrol every new home with Tarion before construction starts, and for a home built on land you already own, before the construction contract is signed. Coverage includes the statutory one-year, two-year and seven-year warranties, and we handle enrolment as your licensed builder.

How do you keep a custom home on budget?

Allowances are priced from real selections, not placeholder numbers. The design is frozen before permit, every change is priced and signed before it is built, and you receive a cost-to-complete report every month.

How long does a custom home take to build in the GTA?

Construction on an estate-scale home typically runs 12 to 18 months after permit. Design and permitting usually add 4 to 9 months before that, and a Committee of Adjustment variance can add 3 to 4 more, so we issue a baseline schedule with the budget and update it monthly.

Do I need a conservation authority permit to build?

You do if the lot sits in a regulated area near a valley, watercourse, wetland or shoreline. The Toronto and Region, Lake Simcoe Region and Credit Valley conservation authorities each review work in their watersheds, and we check the regulation mapping at feasibility.

What changes when building on a rural estate lot?

Rural lots usually need a septic system designed and permitted under Part 8 of the Ontario Building Code, a drilled well, and an entrance permit from the road authority. We price these at feasibility so they never arrive as surprises.

Bring the lot and the vision. We'll bring the number.
