Owner risks

Your pro forma has three enemies. We build against all of them.

Budget drift

A line-item schedule of values, allowances written into the contract and a signed change order before any extra is built. You see cost-to-complete every month, not at the end.

Carrying costs

Every month of delay is another month of interest on your construction loan. Permits, long-lead materials and trade sequencing are locked before we mobilize.

Draw delays

Lenders release funds on proof. Our draw packages follow your lender's schedule with progress photos, cost-to-complete and statutory holdback tracking.

Financing

Built to your lender's standard, whoever your lender is.

Most multi-unit builds are financed conventionally. Some qualify for CMHC. Our reporting works for all of them.

Conventional construction loan

Bank draws released against inspected progress. We deliver the schedule of values, monthly cost-to-complete and the documentation the lender's cost consultant asks for.

Private lender

Faster capital, tighter oversight. Same draw discipline, with reporting timed to the lender's release cycle.

Equity or cash

No lender, same rigour. Monthly budget-versus-actual reporting and holdback tracking so your capital stays accounted for.

Rental, 5+ units

CMHC MLI Select

CMHC's points-based mortgage insurance for rental buildings of five or more units. Points come from affordability, energy efficiency and accessibility; the top tier allows up to 95% loan-to-cost and amortization up to 50 years, with a minimum debt coverage ratio of 1.10. From October 1, 2026, new-construction energy points are scored against the 2020 national codes. We design to your points target, and our CMHC-experienced financing partner, Nicholas Brown of 4Capital, structures the file. Terms change; your partner confirms current figures.

We confirm WSIB clearance before every payment.

FAQ

Questions owners ask.

How many units can I build on a residential lot in the GTA?

Ontario permits up to three residential units on most serviced residential lots. Toronto allows four units citywide and six in nine wards, and other GTA municipalities such as Mississauga, Brampton, Vaughan and Markham set their own permissions. We confirm what your lot's zoning allows before you buy or design.

Do multi-unit projects need CMHC financing?

No. Most multi-unit builds are financed with conventional construction loans, private lenders or equity. CMHC MLI Select is an option for rental buildings with five or more units, and our CMHC-experienced financing partner confirms whether it fits your project.

For MLI Select projects, what changed in energy scoring on September 30, 2026?

New-construction files after that date score energy points against the 2020 National Building Code and National Energy Code for Buildings instead of the 2015 and 2017 editions. We set the energy target at design stage so the points are built in, not chased at the end.

How do you protect lender draws?

Each draw is backed by a schedule of values mapped to your lender's draw schedule, a cost-to-complete update and the 10% statutory holdback required under Ontario's Construction Act. The same reporting works for banks, private lenders and CMHC-insured loans.

When does a multi-unit building move from Part 9 to Part 3 of the Ontario Building Code?

Residential buildings up to three storeys and 600 square metres of building area generally fall under Part 9. Larger buildings move to Part 3, which adds engineering, fire separation and sprinkler requirements and raises cost per square foot. We confirm the classification before drawings go to permit.

Can you convert a commercial building into residential units?

Yes. Our Cornwall project converted a commercial building into 13 residential units under a change-of-use permit. Conversions need new fire separations between suites, upgraded services and a permit for the new occupancy, all of which we scope before you buy or commit.
