Hotel Construction in the GTA

Every room out of service is revenue lost. We build to protect both.

BuildwithMGI is a licensed Ontario general contractor building and renovating hotels for owners and investors across the GTA. Founded in 2014, the firm builds to franchise brand standards and the Ontario Building Code, including barrier-free suites and sound separation between rooms. Schedules are set around the brand's opening date and the lender's draw program.

Owner risks

Three ways a hotel project erodes returns.

Rooms out of inventory

Every block of rooms offline costs nightly revenue. We phase by floor so most rooms keep selling.

Brand deadlines

A PIP or opening date missed can cost the flag. Schedules are built backward from the franchisor's dates.

Code upgrades found late

Barrier-free suites, sprinklers and sound separation triggered by renovation scope. We scope them before pricing.

Revenue-protection phasing

Renovated floor by floor. Trading throughout.

We take rooms out of inventory in blocks, seal work zones from guest corridors, run noisy work in daytime hours and keep life-safety systems in service. You see rooms offline per week in the schedule before work starts.

FAQ

Questions owners ask.

Do hotel suites need to be barrier-free in Ontario?

The Ontario Building Code requires a minimum share of a hotel's suites to be barrier-free, with power door operators at their entrances. Many franchise brands require more, so we design to whichever standard is higher.

What does a franchise property improvement plan involve?

A property improvement plan is the brand's list of upgrades required to keep or gain its flag, from guestroom furniture and bathrooms to corridors, lobby and life-safety systems. We price it line by line and phase it floor by floor so most rooms keep earning.

Can a hotel stay open during a renovation?

Yes. Rooms come out of inventory in blocks by floor or wing, noisy work runs in daytime hours, and fire alarm and sprinkler systems stay in service or are covered by a fire watch under the building's fire safety plan.

What makes hotel construction technically different?

Repetitive guestrooms demand tight sound separation between suites and consistent finishes across hundreds of identical rooms. Domestic hot water is sized for the morning peak, elevators are installed and inspected under TSSA, and laundry and back-of-house areas are planned for continuous operation.

Does a hotel pool need special approval?

Yes. A hotel pool or hot tub is a public pool under Ontario's public pools regulation and is inspected by public health before opening. We build pool rooms with dehumidification, corrosion-resistant finishes and the barrier-free access the Building Code requires.

Send us the PIP. We'll send back the phasing and the number.
