FAQ

Questions owners ask.

Can industrial units be sold as condominiums in Ontario?

Yes. A small-bay industrial building can be registered as a condominium under Ontario's Condominium Act, 1998. Each unit then sells with its own title. Units must be physically and legally separable, with fire separations and independent services. We build to that standard from the foundation up.

What zoning allows multi-tenant industrial units in the GTA?

Employment and industrial zones. Each municipality lists its own permitted uses, such as warehousing, light manufacturing, contractor's establishments and showrooms. Flex units also need the office or showroom portion permitted. We check the uses your buyers and tenants need before design.

Can I add a mezzanine to an industrial unit?

Usually. The Building Code limits how large a mezzanine can be before it counts as an extra storey with added fire and exit requirements. We design the structure and clear height for the mezzanine you want and confirm its size with the building department at design.

Does each industrial condo unit need its own utility meters?

For separate ownership and billing, yes: individual electrical services and meters, separate gas meters, and water meters or sub-meters for each unit. We apply to the utility early. Transformer and service lead times often set the schedule.
