Restaurant Construction in the GTA

Every week late is rent on a room that isn't selling. We build to your opening date.

BuildwithMGI is a licensed Ontario general contractor building full-service restaurants, commercial kitchens and QSR franchise locations across the GTA. Founded in 2014, the firm builds to franchisor brand standards and to the exhaust, fire suppression and grease interceptor requirements inspectors check first. Every schedule is built backward from the opening date the landlord and franchisor have set.

Owner risks

Restaurant openings slip for three reasons. We plan against all three.

Base-building surprises

Undersized gas, electrical service without the capacity, no exhaust route, nowhere to put the grease interceptor. We find them in the work letter, before you sign.

Failed inspections

Hood, suppression, grease interceptor and public health are where inspectors look first. We build to those standards from rough-in, so final inspection is a formality.

A missed opening date

Your rent-free period and your franchisor's opening date don't move. Our schedule is built backward from them and tracked weekly.

Opening-day math

We schedule backward from the day you open.

Most leases give a fixed rent-free fixturing period. Most franchisors set the opening date before the build starts. So we start at opening day and work back: inspections, equipment delivery, rough-ins, permit and long-lead items like hoods, walk-ins and make-up air units. You see the critical path at the first meeting and a weekly update after that.

FAQ

Questions owners ask.

Does my restaurant need a grease interceptor?

Yes. In Toronto, the Sewers By-law requires every food service establishment to install, operate and maintain a grease interceptor, and the Ontario Building Code requires interceptors for non-residential kitchens. Installation needs a building permit, point-of-source units must meet CSA B481.1, and Toronto fines for businesses reach $100,000.

What does a commercial kitchen exhaust system need?

A hood sized to the cooking line, a fully welded grease duct with required clearances, a fire suppression system over the cooking appliances and make-up air balanced to the exhaust. We design and install to NFPA 96, the standard the Ontario Building Code references for commercial cooking ventilation.

Can you build to our franchisor's brand standards?

Yes. We build from the franchisor's design package and specifications, coordinate approved vendors and national-account equipment, and deliver the inspections and photo documentation the brand requires at turnover.

What is landlord's work versus tenant's work?

The lease's work letter splits the base building from your fit-out. We review it before you sign to confirm gas capacity, electrical service, the exhaust route and a grease interceptor location, because those are the costliest surprises in a restaurant build.

How long does a restaurant build-out take?

Quick-service and fast-casual build-outs typically run 10 to 16 weeks after permit, and full-service restaurants 16 to 28 weeks, depending on kitchen complexity and base-building condition. We schedule backward from your opening date and track it weekly.
