FAQ

Questions owners ask.

What clear height should a new warehouse have?

It depends on the tenants you target. We set the height from the racking system and tenant profile. Every foot of height adds cost and rentable cube, so the number is decided before design.

What floor slab does high-bay racking need?

A slab designed by a structural engineer for rack post loads and forklift wheel loads: thickness, concrete strength, reinforcement, flatness and levelness. Joint layout and the vapour barrier are set at design. Slabs are the hardest element to fix later.

What sprinklers does a warehouse with high racking need?

High-piled storage needs a sprinkler system designed for the commodity and storage height, usually early suppression fast response (ESFR) heads at the roof or in-rack sprinklers, to NFPA 13, the standard the Ontario Building Code references. We size it before the roof structure and water service are designed.

How much truck court and how many dock doors does a warehouse need?

Enough truck court for 53-foot trailers to back into the docks and turn, and a dock door count matched to your tenants' throughput. Levelers, seals and bumpers are specified with the door layout.
